Garage or Extension with Garage ??? Decisions!!!!

i was planning to get a garage built within the next month or so at the side of my house........ excuse the dots but spaces disappear when you post

this would take up all of the land at the side of the building as there would be a small path (the gap) between the two buildings.

then i thought about an idea i had ages ago. the house is a 2 bedroom semi detatched and my 2nd idea is to build onto the side of the house without the gap like this...............

this would mean i would have a garage built onto the house and due to the size a small storage room at the back of the garage.

on the 2nd level the would be a 3rd bedroom with ensuite - decent size.

i have no need for a 3rd bedroom so the idea is purely as an investment as it would increase the value of the house more than the cost which would be Â£20-25k.

what does everyone think i should do as i need to make my mind up and i'm currently very

The garage being built onto the side of your property would probably be the most cost effective way, one less external wall to contruct. You would also be able to access the garage from inside the house.

Creating a central pathway may have some construction difficulties plus you wouldnt want your house to look like it has an alleyway... always have your path running up the outside

the gap wouldn't look too bad as my uncle has done this and it's ok with a 3ft gap.

i agree with the one less wall thing to save cost and it's if it's done this way i would be as well with the extra level on top too

currently thinking of similar thing, apart from the fact that i have the garage at the end of the driveway next to the house (detached garage). what I was thinking was to build a fourth bedroom upstairs with ensuite and have the extra space upstairs cover the driveway up to the garage....
I agree with the not leaving the alleyway gap thing too

Have you got a garden at the rear?
Never lose vehicular access to a rear garden if you can help it. Sod's law predicts that as soon as you do this you will have need of a mini-digger in your back garden!
My mate has just done the same as you, so I would say go for it, but instead of having separate storage space, just make it a long garage. You would then have 'workshop' space. Plus you would be able to get a long vehicle in the garage- a definite plus in selling the house- many garages aren't long enough for larger cars. Many garages aren't wide enough to open the doors once you get the car in!
In order to preserve vehicular access to the rear, my mate has put a garage door at both ends.

got garden at rear but don't forsee any need to gain access. if there was a need then there is open space to the side of my house where i have a low fence and this coud be removed if an emergency arose.

garage will be a good size to take a big car so no problem there. no need to worry about workshop space as i don't believe in work that would take place in a garage

that was why i decided on the kind of storage room to the rear of the garage as it would be massive otherwise.

Personally, I'd go for the idea with the storage area at the back, but how about making it a 'utility' room with worktop and space for washing machine, tumble drier, beer fridge etc. This should add extra value to your house as well as being useful. With an extra good size bedroom above you can't go wrong and should be a good investment.

Bloody hell I think I've been brainwashed by all the house programs the mrs makes me watch!

my dad has the extra bit, which is used as a utility room, it makes the garage huge compared to mine, so i think defo get the extra bit.

By the way have you enquired on the price? Builders are going a bit nuts at the mo, i was quote Â£70K for my extension and that was before VAT. I nearly died, needless to say i won't be building the extension

not had any estimates but had rough guide prices.

i don't understand prices in england, someone on here last year said a garage was costing Â£20k. a garage would cost about Â£4k for me and a rough price for the extension will be Â£20k-Â£25k although i need to investigate more.
