Non CC Related But HELP - ADVICE PLEASE

Ok, Ok, I know this isn't CC related but I'm just so annoyed

I thought I have to post this and ask people for their thoughts.

Friday I put a house on the market with Connells.

I spent some 10K renovating, putting new laminate flooring downstairs, and new light beige carpets upstairs.

Last thing I did was to pay a firm Â£100 to clean the property which now looks like a show home.

Estate Agent who priced it said he'd provide overshoes for prospective buyers who view the property.

I checked property out yesterday after 1st viewing.

MUD just about everywhere on ALL my new carpets, on the laminate flooring, but worst of all its ingrained deeply on a new Â£40 rug I only put down yesterday which they must have used as a doormat

which is now ruined.

I am sooo angry that people could show so much disrespect for someones property.

Unfortunately the contract with the Estate Agents I signed allows them at least 8 weeks with which to sell my property and then 2 weeks notice of cancellation.

1). I have 2 doormats at the front of the property before people step in. Am I being unreasonable to be upset?

2). What do you think I should say to either the salesman who showed these "people" round or the branch manager?

I would insist that they pay to have the whole lace cleaned again TODAY.

Remind them that they said they would provide overshoes and obviously didnt.

If they wont play ball, when it comes to paying their commission then dont. Tell them you are keeping to the contract in the same way the did. Worst senario deduct the cost of the most expensive quote you can get to reclean the house.

Definlty call up the Estate Agents ... they agreed to the overshoes it didn't happen so they are in the wrong.

Estate Agents nasty nasty people.

If you're intending to make a deduction from the estate agents bill, make sure your solicitor is aware of it, because the solicitor pays the estate agents bill from your sale proceeds.

I would ask the estate agent to arrange the re-cleaning of it, or to pay for the cost.

Thanks guys for the input, so I walked into the local Connells branch today to complain about the mess the salesman made while viewing. The 2 women staff there expressed total surprise as they were told by the salesman who was responsible for the mess that staff should wear overshoes when viewing my empty property. As it was the salesmans day off, I asked for him to contact me.

I agree with you and the others - I would be sorely, sorely pee'd off too

I'd have been straight on the phone complaining - and definitely send them the bill for the rug, plus demand they clean up after themselves.

I would say... (some of this might sound familiar!!!!!)

Then if they don't play ball - which they seriously should, as you are obviously loaded and they need your money

"As you have breached the terms of our contract, I'm giving you one weeks notice of termination".

S*d the 8 weeks plus 2 notice. Employ someone who can show a bit of respect.[/i]

May I suggest what ever the potential damage you don't as prospective purchasers to ware over shoes. It is a little off and you be amazed how minor a thing will put people of.

I guess you not living in the property if this is obvious the unfortunately people will not respect this as much as if it was someones home. The agent does have a duty to make his best effort to sell the property and allowing the property to get dirty and not doing anything about is not his best effort. It not enough to wriggle out of the contract. I think when you have made it clear your concerns clear about keeping the property clean there bhavior is unreasnable. Take agent to task and shame them into doing something.

Thanks guys for all your helpful input which has spurred me into action. Well for those of you who might have followed this saga there is an update.

I received no phone call after I asked on Tuesday for the the salesman to ring me about the damage caused to my house after an Estate Agent viewing.

By Thursday midday I'd had enough, so I rang another local Connell estate agent branch and asked who was in charge of all the local branches.

Once I got his name I rang him and explained the whole saga and the fact that I received no call from the salesman.

10 minutes later the salesman rings me to ask whats wrong? :rolleyes: I explained I was upset to say the least after he had ruined my new rug and carpets showing people around my empty house and that he hadn't even bothered to ring me as I requested.

He explained how he'd let himself in my property yesterday to put some more mats down.

I said too late, I had lost confidence in him and his company after the damage he'd caused. I asked him to take the property off the market and told him I would be sending him my cleaning and rug bill. I asked him to send me a letter in writing that the property was off his books he said OK.

Ten minutes later he phoned me back (obviously having thought about it) and pointed out I had signed an official contract and that I would have to give him several weeks notice to cancel.

I interrupted him and said "don't even go there, you've caused untold damage to my property and in order to prevent more occurring, I no longer want you in my house - and if I leave this matter with my solicitor this will be time consuming and inconvenient to both of us - so just draw a line over the whole thing because I'm going to start again elsewhere"

Oh, and don't forget to drop off my keys and take your sign away.

He replied "oh..er..all right then"

Bloody Estate Agents.

a bit of a result i guess although i think you should find out where he livges, break-in and put dirty foot prints on his carpets
