Engine Overheat...any help?

Hey everyone, I am a new owner...always wanted one so finally got enough money together and bought my dream car last week. (51 plate 1.6 engine). When I bought the previous owner told me the engine fan wasn't working, causing an error message saying "engine coolant temperature too high" and the stop light to come on. I took the car to my mechanic who is saying it's not the fan, it's either the water pump (best case scenario) or worst case scenario needing the head gasket replaced which would be about £400 and he said he might be cheaper replacing the whole engine? Can anyone give me any advice? I just want it fixed even if it costs me a fortune. It's really taken the shine off my excitement as feel like the guy who sold me it knew about it and took the Mickey out of me, being a young woman. The chassis was also rotten underneath which my mechanic has already fixed at a cost of £200. Any help/advice would be appreciated. Thanks
